Set between the Black Sea’s shimmering expanse and the verdant hills of Adjara, the Gonio Marina masterplan envisions a new benchmark for marina-front living. This premier 177-hectare development fuses coastal leisure with contemporary urbanism. It is a project that is anchored by a dynamic marina, enriched by green corridors, and elevated by design that respects and responds to nature.
Every layer of the masterplan is guided by a balance of ecology, economy, and emotion. It is a place designed to foster connection between people and nature, heritage and innovation, city and coast.
The Gonio Marina Masterplan outlines a vision for a new era of waterfront living. It emphasises robust infrastructure and adaptive land-use strategies. The plan is designed with a deep understanding of the local context and focuses on sustainability. Ultimately, it is poised to become a defining destination in the Black Sea region.
Coastal Living, Reimagined

Planned as a vibrant marina city, the Gonio Marina Masterplan is envisioned to host over 30,000 residents and visitors, unlocking more than 1.2 million square metres of mixed-use development potential. From luxury residences and destination hotels to retail promenades and public institutions, the masterplan shapes a self-sustaining urban waterfront community.
Each district is crafted to offer a layered experience. Framed by long sea views, mountain backdrops, and immersive landscape corridors. A kilometre-long Central Lagoon Spine defines the ecological and experiential heart of the plan.
This design serves as both a movement corridor and a climate-sensitive feature. It connects neighbourhoods, amenities, and public spaces. It guides people from inland arrival points to the seafront. At the same time, it enhances the identity of a coastal destination, aligning with the surrounding landscape.
As a next-generation marina city, Gonio seamlessly integrates lifestyle, leisure, and living, elevating the Black Sea coast as a new benchmark for waterfront urbanism in the region.

A Responsive Framework to Site & Setting

Designing in Batumi meant navigating both promise and complexity.
Set between sea, river delta, and rising hills, the site presented both rare coastal beauty and ecological responsibility.
We responded by shaping a plan that works with the terrain. Key zones were elevated to reduce flood risk near the Chorokhi River, while low-density villas gently follow the contours of the landscape. Higher-intensity uses were placed on more stable ground, balancing buildability with views.
Sensitive areas within the Emerald Network were preserved as green infrastructure, with particular protection given to the bird sanctuary and the surrounding coastal ecosystem. These conservation buffers protect biodiversity. They are part of the development’s open space network. This enforces a planning approach rooted in place, preservation, and long-term value.

Marina-Led Urbanism
The Marina District serves as the social and experiential anchor of the development: a vibrant coastal precinct where lifestyle, leisure, and waterfront culture converge.
As the central node of public life, it hosts luxury retail, waterfront dining, hospitality, and mixed-use towers that collectively define the project’s coastal identity.
Anchoring this district is the Seaside Boulevard, a waterfront promenade that weaves together the public realm, marina edge, and beach access. Lined with cafés, plazas, and gathering spaces, it sets the tone for a walkable and activated shoreline.

From this edge, a grand central boulevard extends inland along the lagoon spine, connecting residential districts to the sea. Mid-rise lagoon-facing apartments frame this corridor, blending high-value views with an animated public frontage. Further out, villas and townhouses cascade in scale, embracing privacy while remaining visually and physically linked to the coastal core.
