Located in the heart of Bangalore’s central business district, 27 Summit is an iconic luxurious residential project that offers a unique lifestyle experience blending the city’s rich heritage with modernity.
Beyond its grandeur, 27 Summit is a haven of bespoke interior design.
This property combines luxury and sustainability while capturing the essence of Bangalore’s classical architecture with modern amenities. From the inviting warmth of lobby spaces to the textured, sculptural elegance of luxury apartments and corridors – every detail is curated to evoke an emotive and private ambience.
Distinct Patterns in Three Distinct Character Zones

The concept of 27 Summit is based on ‘modern, organic architecture’. The banyan tree, one of Bangalore’s signature trees, inspired us to create 27 Summit’s branching architecture of a tree. It also inspired our interior design concept strategy.

27 Summit’s design is based on three zones: The Canopy, The Trunk, and The Roots. Each zone has specific architectural patterns that blend into its respective level, creating a harmonious balance between opulence and nature.
The communal areas in ‘The Roots’, such as the central atrium, exude a welcoming ambience with warm and cozy materials. In contrast, ‘The Trunk’ zone, which includes the luxury apartments, washrooms, and corridors, features textured, sculptural, and theatrical elements with understated elegance.
The climactic space, ‘The Canopy,’ on the rooftop, embraces a more relaxed design ethos, capitalising on the expansive and open setting. It has been carefully crafted to create an ideal retreat for unwinding and leisure, incorporating design elements that enhance the overall experience of relaxation and enjoyment.

Paying Homage to Classic Indian Architectural Elements

Old Bangalore architecture refers to the architectural style prevalent in Bangalore, India, from the 18th century to the mid-19th century. Our design objective for 27 Summit was to capture the modern grandeur experience and consciously incorporate it into this style of architecture full of rich history and culture.
Patterned Tiles
To achieve the perfect blend of antiquity and modernity, we used patterned tiles, walls, and textured finishes reminiscent of the traditional elegance of classical architecture in old-world Bangalore.

As a contemporary touch, geometric and abstract patterned tiles were implemented to add colour, pattern, and texture to a room. Shared spaces, such as the banquet hall and restaurant, exude inviting charms, with large doors offering views of the lush foliage outside. The large, clear doors helped to balance the ‘closed’ optical illusion that patterns may cause on the 2.6 acres of land the residential project sits on.
Verandas & Courtyards

We also merged other traditional Indian architectural elements, such as verandas and courtyards. In the past, colonial bungalows often had verandas that encircled the entire perimeter and led to manicured gardens.
To fully accentuate ‘living with nature’ in 27 Summit, this architectural element was integral. They act as a transitional, seamless connection between the interior and exterior, further ‘opening’ up the space.
Additionally, they act as social spaces where people can gather and enjoy each other’s company while being close to nature.

Columns & Balustrades
Columns and balustrades are common elements in 27 Summit and helped to create a sense of grandeur, elegance, and a consistent rhythm in the building’s facade.
The three residential wings of 27 Summit are interconnected through a central atrium that visually looks like an endless column towards the sky. Clever use of slim lights, fountain displays, and materials like marble, limestone, and polished finishes resulted in a welcoming yet overflowing luxury.

We varied the use of balustrades, from balconies to porches and common corridors, to create a luxurious feel and visual exclusivity for residents.
The balustrades, in the form of bronze-coloured aluminium fins and panels, add a touch of modern sophistication to the design, enhancing the overall aesthetic. Strategically placed manicured planters completed the calming ambience.
We employed cost-effective luxurious facade design alternatives for most of the building and minimised the use of extruded aluminium facade modules where necessary.

A Wide Range of Aesthetically Pleasing World Class Amenities

Designing a luxurious residential property in Bangalore was challenging, as we aimed to provide a wide range of high-end modern amenities that were unmatched by any other luxury apartments in central Bangalore.
We achieved this by combining geometry with the three distinct character zones to intentionally, functionally, and aesthetically positioning the modern amenities. The symmetry from strict geometric rules helped us create a sense of balance, order, and harmony.
27 Summit’s residents can enjoy over 30 world-class amenities, including a boomerang-shaped infinity pool, an indoor vitality pool, state-of-the-art spa facilities, children’s play areas, golf simulator spaces, and a rooftop lounge.
