Binh Duong Lane is an innovative urban development project that aims to blend community-building programs with retail, food & beverage, SOHO, and co-living spaces. The project aimed to create unique, vibrant, semi-public spaces in the heart of Vietnam’s typical elongated townhouse.

A second retail elevation approach greatly maximised space usage by creating an inner pedestrian lane. Perforation architecture created a visually stunning structure that delicately balances light, ventilation, and privacy.

Binh Duong Lane embraces the city’s grid and composition of boxes, featuring a holistic design language that captures the essence of city streets. It boasts unique facade areas adorned with diverse materials and planters, adding to its charm.

This signature sustainable development for Binh Duong New City is a one-of-a-kind project in a local context. It is set to contribute significantly to the Southern province’s distinct charm, making it an attractive urban lifestyle destination.

Modern, Boutique-Style Binh Duong Lane

Binh Duong Lane represents a significant transformation towards innovation. Its strategic location, close to international universities, world-class academic institutions, and industrial parks makes it an excellent destination for expatriates, locals, and tourists.

We envision Binh Duong Lane as a traffic-generating hub. Our design concept harmoniously aligns with the principles of a smart city, ensuring that it encapsulates the essence of worldwide allure and local charm.

Undertaking the challenge of a super long rectangular plot, Binh Duong Lane demanded innovative solutions. The nature of such land types often risks monotony, struggles in establishing interconnected spaces, and challenges in ensuring ample natural daylight and ventilation.

Introducing natural light sources, such as skylights, into the inner lanes was a critical component in facilitating the infusion of natural light into the elongated, narrow townhouses. This approach was complemented by incorporating large glass windows that blur the lines between the interior and exterior, establishing a visual connection with the vibrant surrounding environment.

Planters and green balconies were instrumental in adding visual interest and creating dynamic spaces that transcended the inherent limitations of the plot.

Binh Duong Lane has varied facades to create an aesthetically pleasing mixed-use landmark in the New City.

Binh Duong Lane’s sleek, modern, and elegant façade of glass, steel, bronze accents, and wood married together to become a harmonious visual symphony. This industrial and rustic-style inner commercial pedestrian street provided a striking contrast to the modern exterior.

Maximising Retail Frontage with Second Retail Elevation

A typical layout in many Vietnamese cities, like Binh Duong and HCM city, involves long, narrow buildings facing the street, which limits crucial retail spaces and underutilised spaces behind.

Maximising commercial value by doubling retail frontage, we proposed a second retail elevation. Instead of simply stacking one floor on the other, this design creates a gap between two buildings. Bridges connecting the two sides improve pedestrian accessibility.

The gap creates an inner pedestrian lane, expanding valuable retail spaces that allow shops to have frontage on both sides. Better light and ventilation can reach the interiors of Binh Duong Lane.

This innovative approach ensured efficient use of space in the elongated land area. Residential areas sat in the inner and uppermost lanes where privacy was best achieved.

Despite the unique constraints presented by this type of development, modular design enabled flexible, multi-tenanted commercial and residential program options. Modularity can also ease buildability and adaptability, making it an ideal solution for large-scale, sustainable developments.

The resulting landmark is expected to be a significant attraction in the area. This project will be a modern, high-end retail destination catering to Binh Duong City’s contemporary lifestyle.
