Bangalore, often dubbed India’s Garden City, is a vibrant city characterised by its ever-evolving urban landscape and rich cultural tapestry.

In response to the growing demand for luxury residences, pioneering real estate developers, MAIA Estates sought to create innovative luxury apartments that seamlessly integrate essential sustainable principles – and 27 Summit offers just that.

With a deep commitment to passive sustainable design, fully ventilated corridors, and modern amenities, we designed 27 Summit to embrace the future whilst celebrating the rich heritage of Bangalore’s architecture.

A Design Concept Rooted in Nature & Culture

Double-height luxury apartments of 27 Summit soaring above Bangalore’s skyline

Villas in the sky‘ was the essence of 27 Summit.

Drawing inspiration from the 2.6 acres of natural lush surroundings of the site, a geometric tree design concept became the heart and soul of this project. The organic aesthetics of 27 Summit resembled the branching patterns of the site’s lush trees.

We designed the three residential dwellings so that the residents would have an exclusive, unobstructed 360-degree view of Bangalore’s skyline. To underline the definition of ‘villas in the sky’, residents of 27 Summit enjoy spacious double-height luxury apartments in interlocking architecture. Lush trees also graced multiple sky garden levels and private residential decks, creating a serene natural ambience.

Yet, the three wings were all connected by a central atrium, well-ventilated corridors, and sky bridges.

Marble, bronze accents and a nod to the classic charm of Bangalore’s heritage buildings are seamlessly woven into the design, resulting in a perfect synergy of tradition and grandeur.

Each design implementation fostered a harmonious blend of greenery, modernity, and exclusivity to the space.

The strict geometrical and symmetrical arrangement also allowed us to seamlessly integrate 30 high-end, world-class amenities, such as swimming pools, saunas, driving range and even urban farming, to offer an experience exclusively for the residents. Crowning the luxury property is a breathtaking boomerang-shaped infinity-edge pool, adding a touch of elegance and sophistication.

With 81% open space and a serene, unrestricted 360-degree view of nature, the luxury apartments of 27 Summit are, indeed, spectacular ‘villas in the sky’.

Redefining Sustainable Luxury Living

There was apparent growth in Bangalore’s real estate market. To stand out above the sea of luxury apartments, the client wanted 27 Summit to represent the values of real estate development in modern India – integrating sustainability into luxury living.

Adorned with 108 trees, including the regal rain trees, the exquisite landscape teemed with biodiversity. The majestic rain trees accentuate the beauty of the surroundings, creating a haven for residents.

By strategically positioning the building footprint and creating lush vegetation barriers around the parameter, we ensured 27 Summit’s immediate visibility from adjacent older buildings.

Solar panels to support sustainability and features of urban farming, recycling, and waste management were integral components, along with rainwater harvesting, water recycling, and energy-efficient practices.
